Site Set-Up

• Site establishment before any construction begins - access formed, working areas defined and set out
• Ground levels, setting out and marking to the agreed datum, with areas prepared for plant and material storage and welfare provision
• Temporary services considered,. protection put in place for retained features, boundaries, trees and neighbouring property
• Arrangements discussed with you in advance so deliveries, plant movement and neighbouring access are planned rather than improvised

Site Clearance

• Clearance of vegetation, trees, stumps, topsoil and spoil,. demolition of existing structures where needed
• Clearance of hardstanding, footings, walls, fencing, outbuildings and buried obstructions that would otherwise disrupt excavation
• Segregation, loading out and disposal of waste, with material moved using our own machinery rather than by hand
• Reduced level dig and formation of the platform ready for foundations

Foundations and Groundworks

• Footings and foundations - strip, trench-fill and piled solutions specified to suit ground conditions
• Ground-bearing and suspended floor structures, oversite preparation, hardcore, insulation and damp-proofing
• Below-ground drainage - runs, manholes, gullies, connections and testing, with the falls and depths confirmed on site
• Service trenching and ducts for water, power, gas, telecoms and surface water attenuation
• Retaining walls, steps and level changes where the site falls across its footprint

Wider Construction

• Brickwork, blockwork and structural frames through to roof structure and covering
• External finishes - render, cladding, brick and roofline, with fascia, soffit and guttering completed
• Windows, doors and glazing installed to a weathertight standard
• Internal works delivered through to completion - first and second fix, plastering, flooring, joinery, decoration, electrical, plumbing and heating
• External works to finish the site - driveways, paths, patios, fencing, drainage and hardstanding

Getting the site set up correctly, the ground prepared, the levels right and the drainage in before the structure starts is what keeps the rest of the programme tidy. That opening stage is handled by us with our own machinery, so excavation, clearance and preparation are not dependent on machine availability - which matters because groundwork sits at the beginning of the programme,. a machine arriving late delays every trade booked behind it.

From there we continue into the wider construction: brickwork and blockwork, floor and roof structures, external finishes, windows and doors, then internal works through to first and second fix, plastering, flooring, joinery, decoration, electrical, plumbing and heating. External works finish the site - driveways, paths, patios, fencing, drainage and hardstanding - all under a single contractor answerable for how the build progresses.
