Extensions

An extension is usually the most cost-effective way to gain space without moving house,. it is also the stage at which the groundwork, drainage and building work most obviously overlap. Because we deliver both sides of that ourselves, the excavation, footings and drainage that start the job come from the same team that builds the walls, ties in the roof and finishes the interior.

We work through the practical questions before pricing: how the new space will connect to the existing rooms, whether the ground needs deeper foundations, where drainage runs and whether it has to be altered or moved, how the roof will tie into the existing structure, where the access is for plant and materials,. how the build can continue while the household still lives in the property.

What it covers

Extensions designed around how the new space will be used, built by the same team that excavates the ground, lays the drainage and ties the roof into your existing home.

Single-storey

Kitchen, dining and family-room extensions, utility rooms, garden rooms, studies and annexe space. Ground conditions reviewed before pricing, with foundations specified to suit - strip, trench-fill or piled where needed

Double-storey

Two-storey side and rear extensions, adding bedrooms, bathrooms and en-suites above new ground-floor space. Structural design coordinated for load paths, steelwork, floor structures and the tie-in to the existing building

Porches and dormers

Brick, rendered, timber-framed and glazed porches, enclosed or open, to suit the property and its position. Canopies and entrance features, with steps, paths, thresholds and lighting forming part of the same job

Single-Storey Extensions
  • Kitchen, dining and family-room extensions, utility rooms, garden rooms, studies and annexe space
  • Ground conditions reviewed before pricing, with foundations specified to suit - strip, trench-fill or piled where needed
  • Existing drainage identified and protected, diverted or re-laid as required, with new drainage for the extended accommodation
  • Roof options including flat with lantern or rooflights, mono-pitch and pitched tie-ins
  • Walls finished in matching brick, block, render or cladding, with openings formed through to existing rooms
  • Internally carried through to a finished standard - plastering, flooring, electrical, heating, joinery, decoration and kitchen or bathroom fit-out where relevant
Double-Storey Extensions
  • Two-storey side and rear extensions, adding bedrooms, bathrooms and en-suites above new ground-floor space
  • Structural design coordinated for load paths, steelwork, floor structures and the tie-in to the existing building
  • Scaffolding, weather protection and sequencing planned so the existing house stays watertight throughout
  • Existing roof and roofline tied into the new structure, with fascia, soffit, guttering and rainwater goods completed
  • Wrapping, cladding and matching of the existing finish, including replacing it across the whole elevation where matching new to weathered old would look wrong
  • Windows, doors and glazing installed, with internal decoration and finishing across both new and affected existing rooms
Porches
  • Brick, rendered, timber-framed and glazed porches, enclosed or open, to suit the property and its position
  • Canopies and entrance features, with steps, paths, thresholds and lighting forming part of the same job
  • Roofs tied into existing brickwork properly rather than simply abutted, with flashings and rainwater goods fitted
  • Internal doors and joinery, floor finishes, decoration and, where required, power and lighting
Dormers
  • Roof extensions and dormers created to add head height and usable floor area to loft conversions
  • Rear, side and front dormers including flat-roof, gabled and hipped forms
  • Roof sections cut and structures tied in, with tiles or slates matched to the existing covering
  • Fascia, soffit, barge boards and guttering to match the existing roofline
  • Windows and doors fitted, insulation and ventilation coordinated
  • Fully finished internally with plastering, flooring, electrical and decoration

Every extension starts with the practical questions: how the new space will connect to the existing rooms, whether the ground needs deeper foundations, where the drainage runs and whether it must be altered or diverted, how the roof will tie into the existing structure, where access is available for plant and materials,. how the build can continue while the household still lives in the property.

Because we deliver the groundwork and the building work ourselves, the excavation, footings and drainage that start your project come from the same team that builds the walls, ties in the roof and finishes the interior. Scaffolding, weather protection and sequencing are planned so the existing house stays watertight throughout,. the finished extension is carried through to a complete standard rather than left for someone else to finish.
